Position Summary
We are seeking a dependable, mechanically capable Skilled Construction & Property Maintenance Technician to support both new construction projects (Tri-State) and the day-to-day upkeep of our self-storage facilities and rental property portfolio. This is a hands-on, in-the-field role for someone who can troubleshoot, build, repair, and maintain a wide range of systems across commercial, industrial, residential, and self-storage properties.This is a long-term career opportunity inside a stable, locally owned business. Starting Pay: Competitive — set based on demonstrated skills, certifications, and experience (specific rate discussed at interview).Planned wage progression based on performance and mastery of responsibilities:
- 6-Month Review — performance evaluation with opportunity for wage increase.
- 12-Month Review — eligible for additional raise and expanded responsibilities.
- Long-Term Role Development — continued wage growth as skills and responsibilities expand (HVAC certification, advanced equipment operation, lead-tech responsibility, etc.).

Key Responsibilities
Construction Support
- Support active construction jobs run by Tri-State Development & Construction Company — pre-engineered metal buildings, commercial buildouts, tenant improvements, site work.
- Perform general wood framing; hang and finish sheetrock; install and repair acoustical ceilings.
- General concrete work — forming, mortar/grout fill, rebar tying.
- Painting — brush, roller, and (a plus) spray application.
- Read and work from blueprints; maintain compliance with applicable building and electrical codes for inspection.
Property & Storage Maintenance
- Diagnose and repair walk doors, roll-up doors, and overhead doors across storage units, shop, and commercial properties.
- Diagnose roof leaks and apply the proper repair technique; pressure-wash building exteriors and concrete.
- Pressure cleaning, mowing, weed eating, landscaping, gutter cleaning, leaf blowing across the property portfolio.
- Assist with manual walk-throughs of storage units (lifting roll-up doors, cleaning, and disposing of contents after default move-outs).
- Maintain general cleanliness and curb appeal of facilities and rental properties.
Plumbing & Electrical (Maintenance-Level)
- Replace and repair existing plumbing fixtures.
- Replace and repair existing electrical switches and lights; install new switches and lights to code.
- Terminate Cat6 cabling for low-voltage / network runs.
Equipment Operation & Vehicle Use
- Safely operate and maintain skid steer, backhoe, forklift, trencher, manlift, and tractor.
- Properly load, unload, and secure equipment for transport.
- Drive multiple vehicle types, including towing trailers and equipment, to and from jobsites.
- Comfortable working from a manlift for cleaning, repairs, and minimal sign work at height.
Inventory, Tools & Documentation
- Maintain basic inventory and tools on assigned vehicle; assist with shop/warehouse inventory.
- Choose the best tool or method for the job — efficient, safe, and quality result.
- Turn in receipts and job tickets to the main office; legibly note job name on every ticket.
- Follow company policies, procedures, and state regulations — including the AKB Inc. Drug-Free Workplace and Safety policies.
Advanced Skills (Preferred, Not Required)
- Diagnose, install, and repair access controls — keypads, mag locks, door strikes.
- HVAC diagnosis and repair.
- General appliance install / removal / diagnosis / repair.
Qualifications
- High school diploma or equivalent required.
- Valid Tennessee driver’s license; clean enough record to drive company vehicles and tow trailers.
- Self-motivated; able to work independently and as part of a team.
- Punctual and reliable — able to be on time for all start-of-day procedures.
- Strong decision-making and critical-thinking skills; able to assess a situation and decide what level of management input is needed.
- Proactive mindset — plan days ahead for timely project completion.
- Reactive mindset — adapt mid-project to changing conditions and return to the planned work after the disruption.
- Ability to troubleshoot property maintenance issues and find the most efficient, quality solution.
- Honest, trustworthy, and respectful of company property, vehicles, and tenant spaces.
Work Schedule
Monday – Friday, 7:00 AM – 3:30 PM. Lunch is 30 minutes (unpaid). Occasional time beyond 3:30 PM may be required to wrap up a critical task or close out a property issue.Ideal Candidate Traits
